Design Statement

Forming the final phase of the hugely successful Spinningfields masterplan,
No.1 Spinningfields will provide a fitting tribute to the pioneering, sustainable Spinningfields development. It will provide serious businesses with a world class business environment situated in the most prominent site in the heart of the most professionally managed, privately owned, city centre estate.

Designed by Manchester based architectural practice, Ian Simpson Architects, the building will preside over the popular leisure area of Hardman Square, whilst the podium levels and associated cantilevers are specifically configured to the context of the surrounding buildings to create a number of vistas and pedestrian routes to and from Hardman Square.

  • A prestigious, architecturally iconic design with a specification that builds on the numerous quality and sustainability awards and accolades achieved at Spinningfields.
  • A 19-storey, 260,000 sq ft contemporary office building with a rooftop restaurant and garden, an extensive business lounge, a high-quality foodhall and designed with podium levels ranging between 22,497 and 24,703 sq ft and tower levels at 11,055 sq ft, offering highly flexible layout and fit-out options and easily sub-divisible for liquidity.
  • The design of the external elevations and interior finishes will be developed with sustainability and low energy design as a key criteria, with triple-glazed elevations to three sides.
  • Natural finishes such as stone, ceramic tile and timber for entrance areas.
  • Materials have been selected in accordance with ‘Good practice in the selection of the construction materials.
  • The external cladding system will be formed from a continuous floor to floor wrap around unitised glazed and aluminium curtain walling system.
